Please read this rental agreement, sign and send back to Robin's,
P.O. Box 65, Rockaway Beach, OR 97136. Please keep a copy of
the agreement, also one is posted in the cottage for your convenience.
GENERAL RENTAL POLICY: Check in time is 3:00pm. Check
out time is 11:00am. Primary rental guests must be at least 22
years of age. Please keep any volume at a reasonable level. No
fireworks are allowed. No smoking is allowed inside the cottage.
No pets are permitted on the premises.
MAXIMUM OCCUPANCY: (See addendum for back cottage)
Although the bed count only provides for 3 people, there is some
sleeping bag space, as well as the couch. You are required to
tell us the exact number of guests, including children when booking.
It is a violation to have any other overnight guests and you
will be charged $25.00 per person, per night if this happens
and a cleaning fee to be determined upon inspection of the cottage.
Maximum occupancy is 6 people.
RENTAL ARRANGEMENTS AND PAYMENT POLICY: Nightly rental
is $95.00 for up to three people, and $10.00 per night each additional
person. We will allow one child under 8 years of age to stay
free. Down payment of one night's rental is due at booking. Final
payment is due no later than 4 days prior to arrival, unless
other arrangements have been made. At this time, we do not charge
a cleaning deposit or fee*, unless any of the terms below are
violated. There is a black intercom located outside, beside the
front door. Press and hold to talk. Wait for us to respond. If,
for some reason, we don't hear you, please repeat the press and
talk. You must talk into it like a microphone!
*If unit is rented for more than two weeks, a security deposit
of $250.00 will be needed.
CANCELLATION POLICY: We must receive a written notice
of cancellation 14 days prior to your arrival date to give you
a refund of your rent deposit. If cancellation is within 4 days
of rental, then all monies paid are forfeited. No refunds are
given due to natural or man-made disasters, electrical blackout,
or any act of God beyond our control.
CLEANING AND LAUNDRY: Linens and towels are included in
the price of the rental fee*. Repairs to malfunctioning equipment
will be performed as soon as possible, equipment function cannot
be 100% guaranteed. Please leave the house in the same general
condition, as it was when you arrived including washing the dishes
and cleaning the stove. Please try to clean up any food and drink
spills as they occur. Stains to the linens, towels, carpet or
furniture are considered damage, not normal wear and tear. If
excessive cleaning is needed, you will be charged for it and
you agree to pay this by check or cash, we will give an explanation
of the charges.
*If unit is rented on a long term basis, no linens will be included,
you must provide.
HEATING: The Cottage has a wall heater (new as of 2008).
Please use caution as all heaters can become very warm. Please
remember to turn the heat off when you leave the cottage. Also,
please do not put clothing, or anything else on or near the heating
unit because this is a fire hazard. There is a fire extinguisher
located in the kitchen area.
Supplies: For your convenience there is a small amount
of dish detergent, one roll of toilet paper, and small bathroom
soap. You will need to bring supplies with you for use during
your stay.
PHONE AND INTERNET ACCESS: There is no phone in the
cottage. The cottage has wireless internet access for your use.
In case of emergency, use your cell phone, or step outside and
use the intercom. We are not responsible for any emergency, and
cannot guarantee that we will be available during an emergency.
Call 911.
PARKING: There is room for two cars in front of the cottage.
TERMS: By using Robin's Cottage, you agree to the terms
and conditions of this rental agreement and to abide by these
rules and regulations. Guests who are not in compliance may be
asked to vacate the premises with forfeiture of all monies contracted.
You also agree to hold Robin's, and it's owners harmless and
free and clear of damage to self or property resulting in accident,
injury, loss, acts of God, or any other reason. Re-assignment
is prohibited. We are not responsible for lost or stolen items.
These rules, regulations, and guidelines are subject to modification
at any time without notice. We reserve the right to enter the
premises without notice, and without your being present if we
feel there is a problem or an emergency of any nature. We reserve
the right to refuse service to anyone.
Waiver and Release of Liability: I hereby release, waive,
discharge, and covenant not to sue the owners of Robin's for
any liability, claim, and/or cause of action arising out of or
related to any loss, damage, or injury, including death, that
may be sustained by me or others in my party, or to any property
belonging to me or others in my party arising out of use of the
house or property.
DEPARTURE: Please make sure all windows and doors are
locked before you leave. Please turn off thermostats, faucets
and all heating units in the house before you leave. Return the
key, or leave in the Cottage. There will be a $10.00 charge on
each key not returned.
DAMAGES & CLEANING: If there is damage to the Cottage,
carpet spots, stained towels or linens, Furniture or item breakage,
items missing, etc., or it is left in unreasonable condition
or excessively dirty, you will be financially responsible.
